Ground Up Commercial Construction Project Manager
Job Summary:
We are seeking an experienced and highly skilled Ground Up Commercial Construction Project Manager who has represented the General Contractor to oversee the planning, execution, and successful completion of ground-up commercial construction projects. The Project Manager will be responsible for all trades & aspects of the project, including budgeting, resource management, scheduling, quality control, and client satisfaction. This individual should have a strong understanding of commercial construction techniques, codes, and regulations, as well as excellent leadership and communication skills.
Responsibilities:
1. Lead and manage all aspects of ground-up commercial construction projects, from initiation to completion, ensuring project objectives are met within budget, schedule, and quality requirements.
2. Collaborate with clients, architects, engineers, contractors, and subcontractors to create and execute comprehensive project plans.
3. Develop, monitor, and maintain project budgets and schedules, ensuring efficient resource allocation and optimal project profitability.
4. Oversee the bidding and negotiation processes, including the selection, evaluation, and awarding of contracts to subcontractors and suppliers.
5. Coordinate and communicate project progress, requirements, and changes effectively to all stakeholders, ensuring alignment and minimizing disputes.
6. Manage and supervise on-site construction activities, subcontractor performance, and adherence to safety protocols and quality standards.
7. Conduct regular inspections and quality control checks to ensure work meets project specifications, regulatory requirements, and industry best practices.
8. Anticipate and mitigate project risks, conflicts, and issues, proactively identifying and implementing appropriate solutions.
9. Ensure compliance with applicable building codes, permits, and regulations throughout the construction process.
10. Develop and maintain strong relationships with clients, architects, engineers, subcontractors, suppliers, and other key stakeholders.
11. Foster a positive and collaborative work environment, providing leadership, mentorship, and guidance to project team members.
12. Keep abreast of industry trends, technology advancements, and best practices in commercial construction management, sharing knowledge and fostering continuous improvement.
Qualifications:
1. Bachelor's degree in Construction Management, Engineering, or a related field.
2. Proven experience as a Project Manager in ground-up commercial construction managing all trades for the General Contractor
3. Strong knowledge of construction techniques, codes, regulations, and best practices.
4. Proficiency in project management software, such as Primavera P6, Procore, or Microsoft Project.
5. Excellent leadership, problem-solving, and decision-making skills.
6. Exceptional communication and interpersonal skills, with the ability to build and maintain relationships at all levels.
7. Solid understanding of financial and cost control principles.
8. Ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines.
9. Strong attention to detail and ability to ensure quality control.
10. Valid driver's license and willingness to travel to project sites, as needed.
**MUST HAVE GROUND UP BUILDING EXPERIENCE MANAGING ALL TRADES FOR THE GENERAL CONTRACTOR
